  • Why carry out fixed installation testing?

    As part of the Fire Risk Assessment now required, you will need a current inspection.

    The Health & Safety Executive (HSE) recommends that to comply with regulations for places of work, an inspection and testing programme should be undertaken at all places of work.

  • PIR  Periodic Inspection and testing Report is necessary because all electrical installations deteriorate due to a number of factors such as damage, wear, tear, corrosion, excessive electrical loading, ageing and environmental influences.

    The requirements for fixed installation testing are contained within the Institution of Electrical Engineers 17th Edition, Wiring Regulations (BS 7671). Depending upon the type of establishment, the frequency of inspection and testing will vary. However, all electrical installations require testing to meet the requirements of the IEE Wiring Regulations.

    The requirement for commercial property is to be inspected every 5 years.  This will also aid a maintenance programme allowing property managers to identify and plan for works.  

  • Any observations made on the report will state the nature of the defect and assign a coding as follows:


    Code 1: Requires urgent attention
    Code 2: Requires improvement
    Code 3: Requires further investigation
    Code 4: Does not comply with BS7671     
       
    (:2008 BS7671:2008 are not intended to apply retrospectively)

     

  • The requirements of BS7671:2008 are not intended to apply retrospectively to electrical installations designed and constructed to previous editions of the regulations. There is therefore no requirement to upgrade an older installation to current standards unless electrical testing or visual inspection reveals a specific safety issue (Code 1 or Code 2) or you have recently added to or modified the installation. If this report produces a list of items that need attention urgent or otherwise it will be marked overall as unsatisfactory. When these items have been remedied by an electrician the paperwork can be added to the report to establish it as satisfactory so no re-test is needed.

    P.I.R.  Emergency Lighting
     
    reports are used with  properties that have Emergency Lighting systems to establish that they meet the requirements of BS:5266.
    Emergency lighting also requires regular functional testing to confirm that it will work in the event  of power failure.  We can help organise a programme of basic monthly tests to be carried out in house with our annual visit for full testing. Also we will provide log books or exel based  spread sheets for recording the test results as per BS5266. 

    P.I.R.  Fire Alarm reports are used with commercial properties  that have Fire Alarm systems to establish that they meet the requirements of BS:5839 .
    Fire alarm systems should also have a log book system and have regular testing.

     V.C.R. Domestic Visual Condition Report. These detailed 2 page visual inspection reports are used for domestic property only and do not include circuit testing. They can be used in the years following a full inspection or for when selling a property. (This report is not BS7671 they have been created by the Niceic)
